The best way to make a decision you're "50/50" on. Flip a coin. If you're disappointed with the result, pick the other one, you wanted it more than 50.

All I could think while reading is that this man has ventured too far into a stranger's personal space. I suppose that's why I'd never live somewhere like NY or LA, affordability aside. I don't want strangers that close to me constantly.
