Fence post expanding foam

I'd replace the post.

The foam might work for a hot minute but I'm not even convinced of that. I'd think the stress from the weight of the gate will cause it to fail rather quickly.

If the hollow is up in an area where the hinges attach you might split the post with the foam expanding as it cures.

Yes and no. Bacon has curing salts and spices and some time in a cold smoker ideally. That all adds some additional flavor to the grease.

Lard is just plain pig fat that is rendered down and strained to remove bits of meat and skin. No seasoning and no smoke

Technically I believe it's ground and neutral are bonded at the "first point of disconnect"

If you have a disconnect switch outside after the meter that's the only point where ground and neutral are bonded together.

If you have no disconnect and the meter feeds directly to your main breaker panel ground and neutral are bonded in the main panel but not in any sub panels

Overvaluing really isn't an issue causing the housing crisis.

It is more supply and demand as the real cause. when interest rates were low, investors got involved in buying up homes leading to property values rising even more.

From a property tax perspective there's so many variables that contribute to the value of a house that assessment values are based more on average of a neighborhood area instead of on a house by house basis. Unless the house is sold.

A houses true value is really only known when a sale occurs in the vast majority of cases as the true value is what someone else is willing to pay.

The last home we lived in was 1200 sqft and assessed at 135k if I remember correctly. We sold at around 230k when our neighborhood caught up to rising property values in the city. New owners stayed for a year adding only a privacy fence and sold for 330k.

While I think those sale prices are insane, someone else saw the value and agreed to the price.

They're getting better on specialty tools the last year or 2.

The 12 volt line has expanded as well. I Didn't need the 12v drill driver combo but wanted the 12v rachet they had as a free tool ona sale.

I rarely grab the 20v drill or driver unless the 12 just can't get it done.

The tough system stuff is finally starting to catch up a bit. I will admit it pisses me off to no end that so many items that come in clam shell cases aren't compatible or the tough system boxes could be designed with those items in mind as well.

Milwaukee is still winning that one but I couldn't justify the price.

We've had the fiber trunk line run through the back yard for 6 months or so. Luckily they have called and installs are running 4 to 6 weeks out at the time they called.

Feel very lucky fiber is even go an option. We are a good 3 miles from the closest town of 25 or so houses and 20 miles from the nearest city where the fiber originates from. It's a joint venture with a small company and our electric utility.
