My advice would be to find a good mortgage broker. They guide you through the process and can apply to multiple lenders simultaneously. Once you are pre approved you can start shopping. If you make an offer that is accepted on property you will need to engage the services of a conveyancer to sort property handover. Lots of paperwork to sign and from personal experiences it rarely goes smoothly. I would also advice engaging the services of a building/pest inspector prior to handover.

A broker will cost you nothing as your lender will pay them once the loan is established. Another advantage of a broker is a couple of years down the track you can ask them to find you a better interest rate with minimal fuss. As for legal cost I’m not 100% what the going rate is these days. I would expect somewhere between $500-$2000. As the above comment said, a good legal firm is probably not going to be the cheapest. Definitely worth paying for expertise. It’s a small cost in the grand scheme.

I don’t think it’s a culture war bullshit to point out one party is systemically corrupt compared to the other, it’s just the reality. Fact is not all MPs and public servants are corrupt. The majority do the right thing and want to serve the public. To say they are all the same is just plain, flat out ignorant. I do hope those responsible are held to account. I hope this will give at least some closure to the victims. Give it time the report was only just released.

Moving to iPhone for the first time when the 15 comes out. Would love your must have app list.

Some of my favourite apps:

  1. Voyager - Apollo like web app for Lemmy.

  2. Bitwarden - Password manager, I prefer this over keychain as it is accessible on all devices.

  3. 2FAS Authenticator - Authenticator app with a handy browser extension.

  4. Firefox Focus - Privacy browser as well as an ad blocker that integrates with Safari.

  5. FileBrowser - Handy for accessing cloud or samba storage not supported by the iOS files app. Has some other cool features too.

  6. Mobius Sync - Syncthing for iOS devices.

  7. OnlyOffice - Good Google docs alternative, makes it convenient to quickly access and edit a document/spreadsheet on mobile.

  8. Voice Dream - One of my favourite apps. May be special use case, but great app to read and listen to books and other documents.

  9. Obsidian - Knowledge base. May be special use case again, but as a student I can’t properly function without it.

  10. HereWeGo Maps - Good offline alternative/backup to Apple Maps.
