I am using Black gold succulent soil because that is what my local store has and I was not impressed with the other options. To this I sprinkle a thin layer of vermiculite. The soil is moistened to field capacity and each container was microwaved for 1 minute (that gets them pretty hot in my microwave). They are then allowed to cool to room temp and are labeled before sowing the seeds.

The containers are then placed onto a heating mat attached to a timer also running some lights on a 18 on 6 off cycle. They will stay on the heating mat for 2 weeks.

2 weeks in with germination on all three trays. Sorry for the crappy through the lid pics but I'm not going to open them up yet.
