Buy a property that is a small single family home that sits on one acre that is walking distance to the downtown area and bulldoze it and then build 20 townhomes or an apartment complex on it
But otherwise, yes, densification is amazing and we should be doing a lot more of it, and especially abolishing those ridiculous zoning codes that make densification literally illegal.

Unfortunately that's only possible if your city doesn't literally ban townhouses across 90% of the urban land.

Agreed completely. LVT is half the battle. The other half is war with NIMBYs
I just buy fidelity low cost index funds and up 30% over the past 5 years. Never had to deal with squatters
